Yes. Spanish banks regularly provide mortgages to foreign buyers, including both residents and non-residents. However, every application is assessed individually, and the amount you can borrow will depend on factors such as your income, existing financial commitments, credit profile, age and the value of the property.Banks will carry out a detailed affordability assessment, looking at your income, assets, regular expenses and existing debts rather than relying solely on the value of the property being purchased.
The property will also normally need to be independently valued through a formal appraisal. For non-resident buyers, financing is often more conservative than it may be for Spanish residents, typically up to maximum of 70% of the asking price or valuation (whichever is lower). This means you should be prepared to contribute a substantial deposit from your own funds, as well as covering the taxes and purchase costs associated with buying a property in Spain.
Step One: Get Your Finances in OrderBefore approaching a Spanish bank or mortgage broker, it is sensible to prepare your financial documentation. Having everything ready from the beginning can save valuable time once you have found the right property.Typical documents may include:A valid passport or identification document Your NIE number, which is required for many financial and legal transactions in Spain Recent payslips or proof of income Employment contracts or confirmation of employment Tax returns Recent bank statements Details of any existing mortgages, loans or financial commitments Information about savings and the source of your deposit If you are self-employed or own a business, the bank may request additional financial information to establish your income and overall financial position.
Step Two: Understand How Much You Can BorrowOne of the most important things to remember when buying property on the Costa del Sol is that your mortgage should not be viewed as the only cost involved in the purchase. You will also need sufficient funds for your deposit and the additional expenses associated with completing the transaction. In Andalucía, the taxes payable depend on the type of property and the circumstances of the purchase. For example, the general rate of Property Transfer Tax (ITP) for qualifying resale property transactions is currently 7%, while new residential property is generally subject to 10% VAT, with other taxes and costs potentially applying depending on the transaction. For this reason, it is important to establish your total budget before beginning your property search. Your available cash should cover not only the purchase deposit but also the applicable taxes, legal costs, valuation costs and other expenses connected with the purchase.
Step Three: Compare Mortgage OptionsSpanish mortgages can be available with fixed or variable interest rates, and the right option will depend on your individual circumstances and appetite for risk. There are no interest only mortgages available in Spain. When comparing mortgages, do not focus solely on the headline interest rate. Consider the total cost of the mortgage, monthly repayments, fees, commissions, repayment term and any conditions attached to the offer. The Banco de España specifically advises borrowers to compare the total cost and APR, as well as the loan term and any additional products that may affect the conditions offered. You can apply directly to a Spanish bank, although many overseas buyers also choose to work with an independent mortgage broker who understands the Spanish lending market and can help identify suitable options.
Step Four: Arrange the Property ValuationOnce you have identified a property and progressed with your mortgage application, the bank will normally require an official valuation, known in Spain as a tasación.The valuation helps the lender assess the property that will act as security for the mortgage. It is important to remember that the mortgage amount may be influenced by the valuation as well as the agreed purchase price.
This is one reason why obtaining mortgage guidance early in the buying process can be extremely useful. You do not want to commit to purchasing your dream villa, apartment or townhouse without having a realistic understanding of the financing available to you.
Step Five: Review the Mortgage Offer CarefullyIf your mortgage application is approved, the bank must provide important pre-contractual information so that you can understand and compare the offer before signing. This includes the FEIN (European Standardised Information Sheet), which sets out the personalised terms of the mortgage and serves as a binding offer for the agreed period. Spanish mortgage rules also require key information to be provided before you become committed to the contract. Take the time to understand the interest rate, monthly payments, term, early repayment conditions and any fees or linked products.
